Backstory: Ilalo ecosystem regeneration

30 years ago, Sylvia bought a large parcel of Ilalo hillside which was then dried-out grassland, and turned it into one of the most lush valley-ravines of the Ilalo.

She has been an activist in protecting this ancient volcano and its flora and fauna, paying for environmental studies, collecting and documenting natural plant specimens, publicly fighting for and speaking up against corruption in the area during land invasions, arson, and deforestation.

Most importantly, She has planted trees that now, 20-25 years later protect the area from winds and fires, while also harnessing water from the air.

The Ilalo is one of Ecuador’s oldest volcanos. It is in active and is considered a sacred area. Near the top of the mountain there is a sacred tree, la Huila, that locals will visit to make offerings and ask for blessings.

The land she is selling measures 5,000m2 and she is selling at $40 per m2 (negotiable) as “derechos y acciones” (with prepared clauses to indicate specific coordinates of the lot).

It is on a +/- 15 degree slope that begins at the access road and ends facing a ravine with a creek.

The top 400m2 offers a flat area, there are many trees on the property and beautiful views of the facing hillside, with distant views (there are some trees in the way) of Cayambe volcano.

Water and electricity

There is no public electricity or water on the property and the intention would be to keep it as such. Technically, poles are not permitted pasta certain point since it is a protected area. If electricity poles were to be installed, the natural surroundings will change for the worst (light pollution, aesthetics, to name a few), and many families with land in the area that are not as environmentall conscious may start building.

There is, however, underground water and the water tank trucks can reach the site to fill a cistern/water tank (this is common for most houses on this side of the Ilaló).

Solar power would be ideal in this area.

Benefits to consider

Location: This land is particularly attractive due to its location.

  • located up the hill (5 mins) from Colegio Pachamama, one of Ecuador’s top international schools (IB program).
  • located up the hill from KM 8 of la Ruta Viva (7 mins), a highway connecting Quito to the airport and northern region (Cotacachi, Otavalo). 
  • located 40 minutes from Quito, 30 minutes from the international airport, 15 minutes from Cumbaya, Scala shopping mall (by car)
  • This is one of the closest green areas to Quito and the closest pristine green area to the Valley (Cumbaya, Tumbaco).

Security:

  • No through way traffic, the road ends about 200 meters up from the property. 
  • There are 2 gates leading to the property, one is an electric gate with access codes and security camera (just above Colegio Pachamama) and the second is a manual gate with lock and key.

Climate and land:

  • Clean, cool air – Because of the denser vegetation in this segment of the valley, the air is noticeably cool and clean. When other areas of the Ilaló are parched and yellow during the summer months, this area remains as it is. The trees act as a watershed.
  • Fertile – The Ilalo is a (dormant) volcano and the land here is extremely fertile.

Currently, land in this immediate area is being sold at $40-80 per square meter and the price increases as you get closer to la Ruta Viva. In the residential neighborhood below, land with construction (house) is being sold at around $120 per square meter. Note that the price per m2 is negotiable.

Reasons for selling

Sylvia’s intention in buying this land was never to sell it, but to protect it and continue to reforest the area. However, she will be selling this small segment of her land to pay for personal expenses and to maintain a nearby lot where she wants to improve the existing structure and gardens. 

Much of the parcel Sylvia owns is practically unsellable because it is on the steep slope above, which she has reforested and which protects the hillside from erosion. The section she is selling is the flattest section and very attractive, as far as land goes.
